A full villa renovation in Dubai costs about AED 250 to 500 per sq ft at a standard to mid specification and AED 600 to 1,200+ per sq ft for a luxury gut renovation; a cosmetic refresh is AED 150 to 250 per sq ft (Renovel, 2026). Where your villa sits matters as much as the finish: one 2026 guide puts a full renovation, design through handover, at AED 195 to 325 per sq ft for an independent villa in Jumeirah and AED 595 to 1,020 per sq ft on Palm Jumeirah (Dar Al Naseeb, August 2026). This guide sets out the published numbers by finish tier, by community and by room, with sources and dates. Checked 4 October 2026.
If you searched “renovation cost in Dubai” and landed here with an apartment or an office instead of a villa, the cost drivers in the second half apply to you too.
How much does a villa renovation cost in Dubai?
Two of the most-cited Dubai guides put a full villa renovation between roughly AED 150,000 and AED 500,000 for basic to luxury finishes, or between AED 150,000 and AED 3.5 million once structural and ultra-luxury work is included. The spread is that wide because “villa renovation” covers everything from repainting and new tiles to rebuilding the MEP and moving walls.
First Unicorn Interiors’ cost guide, updated 28 June 2026, says a full villa renovation “typically starts from AED 150,000 for basic upgrades, ranging up to AED 500,000+ for luxury finishes”. Bestimate’s guide, dated June 2026, gives AED 150,000 to 300,000 for a light cosmetic refresh, AED 250,000 to 850,000 for a standard full renovation of a 3 to 5 bedroom villa, AED 800,000 to 1,500,000+ for high-end work, and AED 1,500,000 to 3,500,000+ for ultra-luxury, structural or turnkey projects. Neither guide is ours and both are contractors’ marketing; treat them as the market’s opening position, not a quote.
What does villa renovation cost per square foot in Dubai?
Published 2026 rates run from AED 150 per sq ft for a cosmetic refresh to AED 1,200 per sq ft and above for a luxury gut renovation, applied to the villa’s built-up area. Multiply the rate for your finish tier by your built-up area and you have a first budget before anyone visits.
| Finish tier | Per sq ft | Per sq m | What it covers |
|---|---|---|---|
| Cosmetic refresh | AED 150 to 250 | AED 1,600 to 2,700 | Paint, minor repairs, light fittings, some flooring; no wet areas |
| Standard full renovation | AED 250 to 400 | AED 2,700 to 4,300 | New flooring, refreshed bathrooms, off-the-shelf kitchen, basic joinery, like-for-like MEP |
| Mid-range full renovation | AED 400 to 600 | AED 4,300 to 6,500 | Semi-custom kitchen, all bathrooms rebuilt, full joinery, partial MEP upgrade, false ceilings |
| Premium renovation | AED 600 to 800 | AED 6,500 to 8,600 | Bespoke joinery, natural stone, full rewire and replumb, AC replacement, new glazing |
| Luxury gut and rebuild | AED 800 to 1,200+ | AED 8,600 to 12,900+ | Structural changes, imported marble, smart home, pool and external works |
Source: Renovel, Villa Renovation Cost Dubai 2026. The rates exclude landscaping, pool, external works, developer charges for extensions and 5% VAT. Other 2026 guides land in the same band: First Unicorn publishes AED 250 to 400 for basic, 400 to 600 for mid-range and 600 to 800+ for luxury (June 2026), and Bestimate AED 550 to 800 for high-end full renovation (June 2026). One square metre is 10.76 sq ft, so check which unit a quote uses before you compare two.
How much does villa renovation cost by community in Dubai?
The same full renovation costs about three times more on Palm Jumeirah than in an independent Jumeirah villa. The gap comes from the developer NOC and its design review, the drawing format the authority requires, and the finish level the community expects at resale, not from the building work itself.
| Community | Full renovation, per sq ft | 5,000 sq ft villa |
|---|---|---|
| Independent villa: Jumeirah, Umm Suqeim, Al Safa | AED 195 to 325 | AED 975,000 to 1,625,000 |
| Jumeirah Park, Al Furjan (Nakheel) | AED 227 to 370 | AED 1,135,000 to 1,850,000 |
| Damac Hills | AED 251 to 412 | AED 1,255,000 to 2,060,000 |
| Arabian Ranches (Emaar) | AED 267 to 435 | AED 1,335,000 to 2,175,000 |
| Al Barari | AED 445 to 730 | AED 2,225,000 to 3,650,000 |
| Emirates Hills (Emaar) | AED 495 to 820 | AED 2,475,000 to 4,100,000 |
| Palm Jumeirah (Nakheel) | AED 595 to 1,020 | AED 2,975,000 to 5,100,000 |
Source: Dar Al Naseeb, Villa Renovation Cost Dubai 2026: AED per Sq Ft by Community (August 2026). These rates cover design and approvals through to handover; the 5,000 sq ft column is the rate multiplied by the area. Older villas need more: the same guide adds 15 to 20% to the MEP and structural share for pre-2010 villas in Arabian Ranches 1, The Springs and The Meadows, which usually need a full rewire. Independent villas outside a master community skip the developer NOC and go straight to Dubai Municipality, which is why they sit at the bottom of the table.
Where does the money go in a villa renovation?
Finishes take about half of a full villa renovation budget, and structural work and MEP take 15 to 20% each.
| Cost layer | Share of total |
|---|---|
| Finishes (flooring, joinery, tiling, sanitaryware, paint) | 45 to 55% |
| Structural | 15 to 20% |
| MEP (AC, electrical, plumbing) | 15 to 20% |
| Approvals and NOC | 6 to 10% |
| Design and consultancy | 6 to 9% |
| Landscaping and handover | 5 to 8% |
Source: Dar Al Naseeb (August 2026), averaged across seven Dubai communities. Outside the house, roof, facade, boundary wall, driveway, garden and pool typically take 15 to 25% of a full villa budget and are the lines most often missing from a first estimate (Renovel, 2026). If a quote shows design and approvals together under 5% of the total, ask what has been left out.
How much should you budget for a 4-bedroom villa renovation?
For a 4-bedroom villa of 3,500 to 5,000 sq ft, Renovel publishes AED 220,000 to 480,000 for a partial renovation (kitchen, two bathrooms and flooring), AED 880,000 to 2,500,000 for a full renovation at a standard to mid specification, and AED 2,100,000 to 6,000,000+ for a luxury full renovation (2026). Bestimate’s range for a standard full renovation of a 3 to 5 bedroom villa is lower, AED 250,000 to 850,000, with AED 150,000 to 300,000 for a light cosmetic refresh (June 2026); the gap is mostly scope, because Renovel’s full renovation includes new joinery and partial MEP in every room. A 4-bedroom villa with a new kitchen, two or three new bathrooms and replaced AC units will usually sit in the upper half of the standard range. The honest answer is that the budget is set by the scope list, not by the bedroom count, which is why we quote after a site visit and not from a floor plan.
Write the scope as a list of rooms and what changes in each, decide the material grade for the three expensive items (kitchen joinery, bathroom sanitaryware and tiles, AC units), and the budget follows. Change any one of those three and the total moves by more than every other line combined.
What is the most expensive part of a villa to renovate?
Kitchens, bathrooms and the MEP plant. They combine the most expensive fixtures with the trades that are hardest to get right, and the published guides price them separately: First Unicorn lists kitchens “from AED 45K” and bathrooms “from AED 25K” at the bottom of their ranges. Flooring and painting cover more area but cost less per square foot.
How much does a kitchen renovation cost in Dubai?
First Unicorn’s guide gives a kitchen renovation range of AED 45,000 to 250,000 “by scope, size, and material grade”. Cabinetry and worktops are usually the largest line, then appliances, then the plumbing and electrical if the layout moves. Villa kitchens sit higher than apartment kitchens because they are larger; our kitchen and bathroom renovation cost guide compares more sources room by room, and our kitchen renovation page explains the sequence.
How much does a bathroom renovation cost in Dubai?
The same guide gives AED 35,000 to 150,000 per bathroom, with the range driven by sanitaryware and stone. That is the villa end of the market: across all property types, the guides we compared publish roughly AED 15,000 to AED 80,000 per bathroom, set out in our bathroom renovation cost guide. Waterproofing is the line you should never cut; the failure shows up in the ceiling below. Our bathroom renovation page covers what has to happen behind the tiles.
How much do permits and approvals add?
Authority and consultant costs for a typical villa renovation total about AED 8,000 to 25,000 and add 3 to 5 weeks before work can start (Renovel, 2026). Published fees: Emaar community NOC AED 1,000 to 3,000; Nakheel NOC AED 2,000 to 5,000 plus a refundable deposit of AED 5,000 to 20,000; Damac NOC AED 1,000 to 2,500; Dubai Municipality building permit AED 1 per sq ft of built-up area, minimum AED 200; DEWA approval AED 1,000 to 2,000 when the electrical load changes; engineering drawings and structural reports AED 4,000 to 15,000.
Extensions are priced separately. Emaar communities charge a gross floor area fee of about AED 700 per sq ft of added area, and about AED 1,000 per sq ft in Emirates Hills, on top of the construction cost (Dar Al Naseeb, 2026). Whether your scope needs a permit at all depends on whether it is decoration or structural; our permit guide explains the difference with the Dubai Municipality sources.
How long does a villa renovation take, and does speed cost more?
The published guides put a full villa renovation at roughly 8 to 16 weeks depending on approvals and complexity (First Unicorn, Jun 2026); a cosmetic refresh is weeks and a structural rebuild is longer. Our guide to how long a villa renovation takes in Dubai breaks it down by scope and phase. Speed costs more because a compressed programme needs more trades on site at once, and a contractor who promises a date without saying that is planning to miss it.
Why do quotes for the same villa differ so much?
Because most quotes do not say which material grade they are pricing, and the difference between a quote that names “porcelain tiles” and one that names the brand, range and thickness can be the whole gap between two contractors. The second most common reason is exclusions: one quote includes AC replacement and approvals, the other leaves them to appear later as variations.
This is the part we care most about. Our quotes name the material grades and brands and we install what is written. If a quote you are comparing does not, ask the contractor to add the grades before you compare the totals, and ask what happens if a cheaper grade arrives on site. The answer tells you more than the price.
How do you get a real number for your villa?
A site visit, a written scope, and a quote itemised by trade with material grades named. It takes an hour of your time and it is the only number you can hold a contractor to. Villa renovation with Widget Tech works that way; book the visit and bring the two or three quotes you already have.
All third-party figures above are quoted from the linked pages as published on their stated dates and are not Widget Tech prices. Widget Tech quotes each villa individually after a site visit.
