Building maintenance contracts in Dubai for whole buildings and villa communities
Widget Tech maintains whole buildings and villa communities in Dubai on an annual maintenance contract (AMC): AC, electrical, plumbing and civil repairs, with planned visits, call-outs with response times written into the contract, and one contact who knows the property. We do not take contracts for a single villa or apartment.
Who is the building maintenance contract for?
Anyone responsible for a whole property rather than a single unit:
- Building owners and landlords of residential, commercial and mixed-use buildings.
- Owners’ associations and property managers who need the common areas and shared plant kept running.
- Owners and managers of villa compounds and communities, maintained as one site under one contract.
We do not take maintenance contracts for an individual villa or apartment, or one-off AC servicing for a single unit.
What does the contract cover?
Four systems, on a planned schedule with call-outs in between. The exact scope is agreed in writing after a site survey, so what is covered and what is charged separately is clear before you sign.

Extras such as water tank cleaning can be added to the contract or priced per job.
What is not covered?
Fire and life-safety systems. In Dubai these have to be maintained by a Dubai Civil Defence approved company under their own contract, so a building needs that contract alongside this one. Replacement parts and major equipment replacements are quoted before they are fitted; consumables for the planned visits are included. The contract lists exclusions so there is no argument later about what counts as a covered fault.
How fast do you respond to a call-out?
Response times are written into the contract, with a faster tier for no-cooling and leak emergencies during the Dubai summer. We would rather commit to a time on paper than promise “24/7” and not answer.
How does it start?
A site survey of the building or community: the AC, electrical and plumbing plant, the common areas and the condition of the finishes. From that we send a written scope with the visit schedule, the response times, the parts policy and the price. After every visit you get a report of what was checked and what was found.

How much does a building maintenance contract cost?
It depends on the size of the building or community, the number and type of AC units and plant, the visit frequency and the civil scope. We price it after the survey, in writing, with the scope itemised.

Do you maintain single villas or apartments?+
No. Our maintenance contracts cover whole buildings and villa communities. A single villa or apartment we renovate is covered by the written warranty on the work.
Do you take on buildings you did not renovate?+
Yes. A site survey comes first, so the scope reflects the actual condition of the systems and finishes.
Are parts included?+
Consumables for the planned visits are; replacement parts are quoted before they are fitted. The contract says which is which.
Do you maintain fire alarms and sprinklers?+
No. In Dubai fire and life-safety systems are maintained by a Dubai Civil Defence approved company under a separate contract.
Which areas of Dubai?+
All of Dubai. Dubai only.
