A villa renovation in Dubai takes about 2 to 6 weeks for a cosmetic refresh, 6 to 14 weeks for a kitchen, bathrooms and flooring, and 3 to 5 months for a standard full interior renovation, counted from the day work can start. Structural changes, extensions and imported finishes push it to 5 to 14 months (Bestimate, June 2026). Design and approvals come before that clock starts. This guide sets out the published timelines by scope, how long approvals take, how long each trade takes on site, and what usually causes delays.
How long does a villa renovation take in Dubai?
The scope decides the timeline more than the size of the villa. Two current Dubai guides publish these ranges for the work on site:
| Scope | Bestimate | First Unicorn |
|---|---|---|
| Single room | n/a | 2 to 4 weeks |
| Cosmetic refresh (paint, fixtures, minor repairs) | 2 to 6 weeks | n/a |
| Partial renovation (kitchen, bathrooms, flooring) | 6 to 14 weeks | 6 to 8 weeks |
| Full interior renovation | 3 to 5 months | 8 to 14 weeks |
| Structural, extension or luxury scope | 5 to 14 months | 12 to 24 weeks |
Sources: Bestimate, June 2026, which counts from access and approvals, and First Unicorn, June 2026, which counts construction only. A third guide puts a full villa renovation at 12 to 24 weeks or more from the start of demolition to completion (WeFixAll, August 2026). For what the same scopes cost, see our villa renovation cost guide.
What happens before work starts?
Design, quotes and approvals usually take longer than owners expect, and none of it shows on site. Published durations:
| Step | Published time | Source |
|---|---|---|
| Site visit and itemised quote (BOQ) | 1 to 2 weeks | WeFixAll, August 2026 |
| Design for a full renovation | 4 to 8 weeks | First Unicorn, June 2026 |
| Community or building NOC | 1 to 3 weeks | First Unicorn, June 2026; WeFixAll, August 2026 |
| Dubai Municipality permit (when required) | 2 to 4 weeks | First Unicorn, June 2026 |
| DEWA approval (when required) | About 1 week | First Unicorn, June 2026 |
| Ordering materials | 2 to 6 weeks | WeFixAll, August 2026 |
Not every villa needs every approval. Painting and replacing like for like usually needs only a community NOC, while moving walls, plumbing or adding built-up area needs a permit. Our guide to permits for villa renovation in Dubai explains where that line sits, and our DEWA approval guide covers power and water changes.
Approvals and design can run in parallel with ordering long-lead items such as joinery and imported tiles. Doing them one after another is the most common way a 3-month job becomes a 5-month one.
How long does each phase take on site?
Once work starts, the trades follow a fixed order. One Dubai guide publishes these durations for each phase (WeFixAll, August 2026):
| Phase | Published duration |
|---|---|
| Demolition and strip-out | 3 to 7 working days |
| Structural and MEP works (AC, electrical, plumbing) | 1 to 3 weeks |
| Waterproofing | 5 to 7 working days per bathroom |
| Screed and levelling | 5 to 7 days |
| False ceilings | 1 to 3 weeks |
| Tiling | 2 to 4 weeks |
| Joinery installation | 1 to 2 weeks |
| Painting | 5 to 10 working days |
| Fixtures and fittings | 3 to 7 working days |
| Snagging and handover | 3 to 7 working days |
Some phases overlap, so the total is shorter than the sum of the column. What cannot overlap is the order: MEP before waterproofing, waterproofing before tiling, tiling before joinery. A kitchen fitted before the plumbing is moved gets ripped out again.
What delays a villa renovation in Dubai?
The published guides name the same causes, in roughly this order of impact (Bestimate, June 2026; WeFixAll, August 2026):
- Approvals. Community or building management reviews, consultant drawings and authority permits, especially for structural work.
- Joinery and material lead times. Kitchens, wardrobes and imported stone or tiles are made or shipped to order.
- Late material choices. A tile or worktop chosen after work starts holds up every trade behind it.
- Scope changes. Moving a wall or a bathroom after demolition means new drawings and sometimes a new approval.
- What is found behind the walls. Old waterproofing, corroded pipes or undersized wiring discovered during strip-out.
Most of these are decided before work starts. Owners who sign off materials, finishes and the final layout before demolition get the shortest programmes.
Can you live in a villa during renovation?
For a cosmetic refresh, usually yes, if the work is phased room by room. For a full renovation that replaces the kitchen, bathrooms and AC, most owners move out: there are days with no water, no power on some circuits and no cooling, and dust gets everywhere.
Phasing so you can stay is possible, but it adds time because each trade visits several times instead of once. If you plan to stay, say so before the quote so the programme is built around it.
How do you keep a villa renovation on schedule?
Five things make the biggest difference:
- A dated programme in the contract, broken down by phase, not a single finish date.
- Materials chosen before demolition, with long-lead items ordered during approvals.
- Approvals started early and run in parallel with design.
- One point of contact who coordinates every trade and reports progress weekly.
- A written definition of finished: the snag list closed, not just the trades gone.
That is how our villa renovation service is run: a site visit first, then a written quote itemised by trade with a dated programme, and approvals coordinated as part of the contract.
All third-party timelines above are quoted from the linked pages as published on their stated dates and are not Widget Tech commitments. Widget Tech gives each villa a dated programme after a site visit.
Frequently asked questions
How long does a full villa renovation take in Dubai?+
Published 2026 guides put a standard full interior renovation at about 3 to 5 months once work can start, and 5 to 14 months for structural, extension or luxury scopes. Design and approvals come before that.
