Building renovation and AMC case study: a residential tower in Dubai
A residential tower of more than 10 floors in Dubai, renovated over 6 to 12 months while empty: common areas, MEP systems, the facade and exterior, and the apartments. After handover the building was maintained for a year under an annual maintenance contract (AMC) covering AC, electrical, plumbing and civil repairs. Completed in 2025.
One residential tower: renovated, then maintained
Renovation of a whole residential tower in Dubai, from the common areas and MEP systems to the facade and the apartments, followed by a one-year AMC for the systems that had just been renewed.
What we renovated
| Common areas | Shared areas of the building |
|---|---|
| MEP systems | Building mechanical, electrical and plumbing systems |
| Facade and exterior | Exterior of the building |
| Apartments | Apartments renovated inside |
The building was empty during the works, and the renovation took between 6 and 12 months.
The maintenance contract after handover
Once the renovation was complete, the tower moved onto an annual maintenance contract for one year:
| AC / HVAC | Planned maintenance and call-outs |
|---|---|
| Electrical and plumbing | Planned maintenance and call-outs |
| Civil and general repairs | General repairs and small civil works |
| Term | 1 year after handover |
The result
A refreshed building: renewed common areas, systems, exterior and apartments, then a year of maintenance by the company that had just renewed its systems.
Why renovation and maintenance from one company
When the company that renovated a building also maintains it, the maintenance starts with a full record of what was installed and where. The warranty and the maintenance contract can be written so they do not overlap, and there is one contact if something needs attention.
Our building renovation page covers renovation for landlords and owners’ associations, and our building maintenance contract (AMC) page sets out what an AMC for a whole building includes. If you are comparing providers, see our guide to building maintenance companies in Dubai.
The owner and the building are not named.
