For a whole residential tower or villa community in Dubai, the shortlist usually splits into two kinds of company. Large integrated facilities management (FM) groups such as Emrill, Imdaad and Farnek run maintenance, cleaning and security under one contract. Building maintenance contractors cover the technical side (AC, electrical, plumbing and civil repairs), usually with fewer layers between you and the person responsible. Which fits depends on the scope you need, the response times a company will put in writing, and how it reports after each visit. This guide compares seven Dubai providers on what they publish about themselves, including us, and sets out the checks that make quotes comparable. Checked 5 October 2026.
What should you compare between building maintenance companies?
Compare what each company will commit to in writing, not the size of its brochure. These are the points that decide whether a contract works in July:
| What to compare | What to ask for | Why it matters |
|---|---|---|
| Scope | An asset register: every AC unit, pump, board and tank in scope | Without one, two quotes are pricing different buildings |
| Planned visits | The visit schedule per system and the checklist for each visit | Planned work is what keeps call-outs down in summer |
| Response times | Times by priority written into the contract, with a faster tier for no cooling and leaks | A written time is enforceable; “24/7” on a website is not |
| Parts policy | What is included, what is quoted first, and any markup on parts | Parts are where a cheap contract becomes expensive |
| Reporting | A report after every visit, and how work orders are logged and closed | Owners and associations need a record they can check |
| Exclusions | A written list of what is not covered | Avoids arguments over what counts as a covered fault |
| Fire and life safety | Who holds the fire system contract | In Dubai it must be a Dubai Civil Defence approved company |
| Term and exit | Contract length, annual price review and notice period | Decides how easily you can change provider |
Our guide to AMCs in Dubai explains each of these terms in more detail.
AMC or integrated FM contract: which does your building need?
An annual maintenance contract (AMC) covers the technical systems: planned maintenance and call-outs for AC, electrical, plumbing and civil repairs. An integrated FM contract adds the soft services, such as cleaning, security, landscaping and waste, and often a site team based at the property.
| Building AMC | Integrated FM contract | |
|---|---|---|
| Covers | AC, electrical, plumbing, civil repairs | The same, plus cleaning, security, landscaping, waste |
| Typical provider | Building maintenance contractor | Large FM group |
| Site staff | Usually visiting teams on a schedule | Often a resident team on site |
| Suits | Landlords, owners’ associations and communities that already have cleaning and security | Large towers and master communities that want one contract for everything |
Fire and life-safety systems sit outside both in most cases: in Dubai they are maintained by a Dubai Civil Defence approved company under their own contract.

Emrill describes extensive planned preventive maintenance regimes alongside reactive repairs, and offers soft FM and security under the same contract (Emrill).
Imdaad provides hard FM and environmental services under its main brand and runs separate group companies for fire protection, lifts and access control, cleaning and home maintenance, with a workforce it puts at over 11,000 (Imdaad Group).
Farnek lists residential and commercial buildings as a sector, with hard, soft and specialised services such as water tank cleaning, gates and barriers and landscape maintenance; its residential arm trades as Hitches & Glitches (Farnek).
Al Shirawi FM was established in 2010 and reports more than 350 active contracts, covering MEP maintenance, building fabric maintenance and energy management as well as soft FM (Al Shirawi FM).
Enova positions itself around energy: facilities management combined with energy management, renewable energy and asset performance, which matters most for buildings with high cooling costs (Enova).
ServeU offers hard and soft services and cleaning, with a separate residential service, ServeU Essentials (ServeU).
Widget Tech is the company that wrote this guide. We maintain whole buildings and villa communities in Dubai on an annual maintenance contract: AC, electrical, plumbing and civil repairs, with planned visits, response times written into the contract and a report after every visit. We do not take contracts for a single villa or apartment, and we do not provide cleaning, security or fire system maintenance, so a building that needs those will need other contracts alongside ours. We reply to new enquiries in under an hour (Monday to Friday, 10:00 to 18:00), survey within 24 to 48 hours, and have delivered 10+ projects in Dubai from our office in Al Garhoud. Because we also renovate buildings, we can maintain what we renovated, with the warranty and the contract written so they do not overlap.
Which type of company suits which property?
The property and what it already has in place usually decide the type of contract before any company is chosen:
| Property | What usually fits | Why |
|---|---|---|
| High-rise tower with central chillers | Integrated FM or an MEP-strong provider | Chiller plant, pumps and BMS need specialist engineers and often a site team |
| Residential building owned by one landlord | Building AMC | Technical maintenance is the main need; cleaning and security are often contracted separately |
| Villa community run by an owners’ association | Either, depending on soft services | If landscaping, pools and security are already contracted, an AMC for the technical side is enough |
| Mixed-use building with retail | Integrated FM | Retail units and common areas usually need cleaning and security on site |
| Building about to be renovated | An AMC that starts at handover | The survey is done during the works and the warranty and contract can be lined up |
What should the contract say in writing?
Whichever company you choose, the contract should name the asset register, the visit schedule for each system, response times by priority, the parts policy, the exclusions, the reporting after each visit, the annual price review and the notice period. It should also say who holds the records, so they move with the building if you change provider.
If any of these are missing from a proposal, ask for them before you compare prices. Our AMC guide lists what a written contract should cover.
How do you get quotes you can actually compare?
Send every company the same scope sheet and the same asset register, give each one a site survey, and ask for the same response tiers. Ask for the price split by system (AC, electrical, plumbing, civil) and for a sample visit report. Three to five bidders is usually enough to see the market.
Then compare line by line: a lower annual price that leaves out parts, pumps or the summer emergency tier is not cheaper.
How much does a building maintenance contract cost in Dubai?
There is no reliable flat rate for a whole building or community, because the price is set by what is installed: the number of units and floors, the AC plant, the visit frequency, the response tier and the equipment in scope. Contracts are priced per year after a site survey.
The published apartment and villa ranges in our AMC guide apply to single homes, not buildings. Our building AMC page lists the factors that move the annual price.

Frequently asked questions
Which is the best building maintenance company in Dubai?+
It depends on the scope. For one contract covering maintenance, cleaning and security, owners usually shortlist large integrated FM groups such as Emrill, Imdaad and Farnek. For technical maintenance of a building or community (AC, electrical, plumbing, civil repairs), a building maintenance contractor can be a better fit. Compare the written response times, the scope and the reporting rather than the brand.
What is the difference between an AMC and facilities management?+
An AMC covers the technical systems: planned maintenance and call-outs for AC, electrical, plumbing and civil repairs. Integrated facilities management adds soft services such as cleaning, security, landscaping and waste, often with a team based on site.
Does a building AMC cover fire alarms and sprinklers?+
Usually not. In Dubai, fire detection and suppression systems have to be maintained by a Dubai Civil Defence approved company, normally under a separate fire safety contract.
What response time should a building maintenance contract include?+
Ask for response times by priority written into the contract, with a faster tier for no cooling and water leaks during the summer. Compare the written times between proposals; a “24/7” claim on a website is not a commitment.
Does Widget Tech maintain single villas or apartments?+
No. Widget Tech takes maintenance contracts for whole buildings and villa communities in Dubai only, covering AC, electrical, plumbing and civil repairs.
How were the companies in this guide chosen?+
They are the companies that appear most often in Dubai search results and AI assistant answers for building maintenance and AMC questions, plus Widget Tech, which wrote the guide. Details come only from each company’s own website.
