Most office renovations in Dubai happen in offices that are still in use, so the company you choose has to do two jobs: renew the space and keep your team working while it does. The shortlist usually splits into three kinds of company. Design and build firms such as Swiss Bureau, Motif and Summertown run design and construction under one contract. Joinery-led fit-out companies such as Halo build much of the interior in their own workshop. Renovation contractors focus on changing an office that already works, in zones and out of hours. This guide compares seven Dubai companies on what they publish about themselves, including us, and sets out the checks that make quotes comparable. Checked 11 October 2026.
What should you compare between office renovation companies?
Compare what each company will commit to in writing about your office, not its portfolio of other people’s offices. These points decide whether the renovation works for a business that stays open:
| What to compare | What to ask for | Why it matters |
|---|---|---|
| Working while open | A zone plan: which areas close first, where those people sit, and the date each zone comes back | Without one, “we can work around you” is a hope, not a plan |
| Out-of-hours work | Which tasks run evenings and weekends, and whether the quote already includes them | Out-of-hours work costs more; a quote that leaves it out is not comparable |
| Approvals | Who prepares and submits building management, Civil Defence and free zone approvals | Moving sprinkler or fire alarm points needs Civil Defence approval before work starts |
| AC and power | Whether AC rebalancing, power and data are in the scope, and who designs them | Moved walls change airflow; a new meeting room without rebalanced AC is the hottest room in the office |
| Trades | Which trades the company manages directly under its contract, including joinery and MEP | Fewer handovers between trades means fewer gaps in responsibility |
| Programme | A dated programme by zone, with the extra time for out-of-hours work shown | The date you plan around should be the real one |
| Quote format | A quote itemised by trade, with material grades named | Lets you compare line by line instead of total against total |
| Handover | Snagging per zone, as-built drawings and the warranty terms | Decides what happens when something fails after you move back in |
Our office renovation page shows how a zone-by-zone renovation runs in practice.
Design and build firm, fit-out contractor or renovation contractor: which do you need?
The three overlap, and most companies do some of each. The difference is where they start and what they are built around.
| Design and build firm | Joinery-led fit-out company | Renovation contractor | |
|---|---|---|---|
| Starts from | A design brief for the whole workplace | The interior: joinery, partitions, finishes | Your current office and what is not working in it |
| Strongest at | Workplace design, brand, larger floors | Reception desks, boardrooms, storage walls, custom finishes | Layout changes, AC, power and data, phased work in an occupied office |
| Typical project | A new corporate office or a full redesign | A fit-out where joinery is a large part of the scope | Renewing an office the team keeps using |
| Ask them about | How design and build are priced separately | What is made in their workshop and what is bought in | The zone plan and the out-of-hours programme |
If you are moving into a new space rather than changing the one you are in, you need a fit-out, not a renovation. Our guide to shell and core vs fit-out explains the starting points.

Swiss Bureau Interior Design was founded in Dubai in 2003 by a Swiss interior architect and a local partner, and describes itself as a design consultancy and fit-out contractor that is part of the Edifice group, rooted in Lausanne (Swiss Bureau).
Motif Interiors works as a design and build company with in-house MEP and HVAC departments, covering construction and joinery through to lighting, audio visual equipment and furniture, and reports more than 1,000 projects across the UAE (Motif).
Summertown Interiors started in Jebel Ali in 1997, added joinery production, and has offered turnkey interiors since 2002. It focuses on sustainable fit-out, with LEED certified office and commercial interiors, and reports 120+ projects delivered (Summertown).
Halo Interiors runs its own carpentry and joinery facility in Al Quoz. For occupied offices it describes dividing the floor into zones, protecting the areas still in use, moving noisy work out of hours where the building allows, and handing back each zone complete (Halo).
Arta Building Contracting combines interior design, fit-out, joinery and furniture in one service and coordinates electrical, lighting and HVAC items with the renovation. For occupied offices it offers phased, weekend or after-hours work where the building permits (Arta).
Buildsmith says most of its office renovation projects in Dubai run while the business keeps operating: heavy works such as demolition and core drilling happen on evenings and weekends, finishing trades during the week, and it handles authority approvals and developer NOCs (Buildsmith).
Widget Tech is the company that wrote this guide. We renovate offices in Dubai while the team keeps working: the office is split into zones, demolition, drilling and cutting run out of hours as the building allows, and each zone is snagged and cleaned before the next one starts. Layout, ceilings and lighting, AC rebalancing, power and data, flooring, pantry and finishes sit under one contract with one contact, and we prepare the building management, Civil Defence and free zone submissions. We quote after a site visit, itemised by trade with material grades named, with a dated programme that shows the extra time out-of-hours work adds. We have delivered 10+ projects in Dubai, including a 4,713 sq ft training facility taken from empty shell to handover in five months (see our projects). We work in Dubai only.
Which type of company suits which office?
The office and how it has to run during the works usually decide the type of company before any name is chosen:
| Your situation | What usually fits | Why |
|---|---|---|
| Small or mid-sized office, team stays in | Renovation contractor or a design and build firm that phases work | The zone plan and out-of-hours programme matter more than design depth |
| Full floor corporate office with a new brand | Design and build firm | Workplace design and brand come first; construction follows the design |
| Office in a free zone tower (DMCC, DIFC, Dubai Internet City) | A company that already works under that free zone’s rules | Each free zone has its own approval route and working hours |
| Sustainability or LEED targets | A fit-out company with LEED experience | Materials, energy and documentation have to be planned from the start |
| Reception, boardroom or storage-heavy scope | Joinery-led fit-out company | Workshop-made joinery is a large share of the work |
| Moving into a new space | Office fit-out, not renovation | There is no team to work around and the space starts from shell, Cat A or a previous tenant’s fit-out |
What should the contract say about working while you stay open?
Whichever company you choose, the contract should name the zones and their order, the dates each zone closes and comes back, the tasks that run out of hours, how working areas are protected from dust and noise, who obtains each approval, and how each zone is snagged before your team moves back in. It should also say what happens if the building management changes the permitted working hours during the job.
If a proposal only says the company “can work around you”, ask for the zone plan before you compare prices. Our guide on how long an office fit-out takes explains how phasing changes the programme.
How do you get quotes you can actually compare?
Give every company the same brief, the same floor plan and a site visit. Ask each one for a quote itemised by trade with material grades named, out-of-hours work priced as its own line, and a dated programme by zone. Three to five bidders is usually enough to see the market.
Then compare line by line: a lower price that leaves out AC rebalancing, approvals or the out-of-hours premium is not cheaper, it is incomplete.
How much does an office renovation cost in Dubai?
There is no reliable flat rate for an office renovation, because the price is set by what changes: how many walls move, the condition of the AC, how much work has to run out of hours, the material grade and the building’s own rules. Companies quote after a site visit.
Published rates per sq ft by fit-out level, with their sources, are in our office fit-out cost guide. Our office renovation page lists the five factors that move the price most.
Company details are taken from each company’s own website as checked on 11 October 2026 and may change. Widget Tech wrote this guide and is one of the companies listed; we have not rated or ranked any company. Names and trademarks belong to their owners.
Frequently asked questions
Which is the best office renovation company in Dubai?+
It depends on the office. For a design-led corporate workplace, companies usually shortlist design and build firms such as Swiss Bureau, Motif or Summertown. For renewing an office the team keeps using, a company with a written zone plan and out-of-hours programme matters more than the brand. Compare the zone plan, the approvals, the scope of AC and power work, and an itemised quote.
Can an office in Dubai be renovated while staff keep working?+
Yes, in most buildings. The office is split into zones, noisy and dusty work such as demolition and drilling runs on evenings and weekends as the building management allows, and each zone is handed back before the next one starts. It takes longer than renovating an empty office, so ask for a dated programme by zone.
What approvals does an office renovation in Dubai need?+
Most scopes need a works approval from the building management. Moving fire alarm or sprinkler points needs Dubai Civil Defence approval, and offices in a free zone such as DMCC or DIFC follow that free zone’s approval route. Ask each company who prepares and submits them.
What is the difference between office renovation and office fit-out?+
An office renovation changes an office you already occupy, usually in zones while the team keeps working. An office fit-out builds the interior of a new space, starting from shell and core, Cat A or a previous tenant’s fit-out, before anyone moves in.
Does Widget Tech renovate offices outside Dubai?+
No. Widget Tech renovates and fits out offices in Dubai only, with layout, ceilings, AC, power and data, flooring and finishes under one contract.
