What does an office renovation include?

An office renovation changes an office that already works into one that works better, without starting again from shell. The scope depends on what is failing: the layout, the AC, the look, or all three.

LayoutMoving or adding partitions and glass fronts, new meeting rooms and private offices, acoustic separation
Ceilings and lightingNew ceiling tiles or exposed ceilings, LED lighting to the new layout, emergency lighting
Air conditioningRebalancing diffusers to the new rooms, replacing tired units, so the meeting room is not the hottest room
Power and dataFloor boxes and sockets moved to the new desk plan, data points, server room tidy up
FlooringCarpet tiles, vinyl or raised floor repairs, laid zone by zone
Pantry and washroomsNew pantry joinery and appliances, washroom finishes and fittings
Finishes and joineryPaint, wall finishes, reception desk, storage walls, branding-ready surfaces

Office renovation or office fit-out: which do you need?

If you are staying in your office and changing it, you need a renovation. If you are moving into a new space, especially shell and core or Cat A, you need a fit-out.

How do you renovate an office while the team keeps working?

By splitting the office into zones and agreeing the order with you before work starts. A typical sequence:

1. Plan the zonesWe agree which areas close first, where those people sit meanwhile, and the date each zone comes back.
2. Protect the restDust screens, floor protection and a separate route for materials, so the working areas stay clean.
3. Noisy work out of hoursDemolition, drilling and cutting happen evenings or weekends, as the building management allows.
4. Services firstAC, power and data in each zone are finished and tested before the ceiling closes.
5. Hand back zone by zoneEach zone is snagged and cleaned before your team moves back in, then the next zone starts.

Working in zones and out of hours adds time compared with an empty office. We say how much in the programme, so the date you plan around is the real one.

What affects the cost of an office renovation in Dubai?

Five things move the price more than anything else:

Layout changesMoving walls means new ceilings, lighting, AC and power in those rooms, not just new partitions.
AC conditionRebalancing is a small line; replacing units or ductwork is a large one.
Working hoursOut-of-hours and weekend work, needed to keep the team working, costs more than daytime work.
Material gradeCarpet tile against engineered timber, painted walls against feature finishes.
Building requirementsSome buildings require specific contractors for fire systems or set strict working hours.

Published rates per sq ft by fit-out level are in our office fit-out cost guide. We quote your office after a site visit, itemised by trade, so you can see where each dirham goes.

What approvals does an office renovation need?

Most office renovations need the building management's approval for the works before anything starts, with drawings and the contractor's documents. If fire alarm or sprinkler points move, Dubai Civil Defence approval is needed for the fire system changes. Offices in free zones such as DIFC, DMCC, Dubai Internet City or Dubai Media City also go through the free zone authority's fit-out approval.

We tell you at the site visit which approvals your scope needs and handle the submissions as part of the contract.

Why one contractor for an office renovation?

In an occupied office, every gap between trades costs your team a working day. With one contract, one company owns the zone plan, the out-of-hours schedule, the material list and the snag list, and you deal with one person who answers on WhatsApp. We use the materials we agreed with you, with no substitutions, and a zone is not handed back while anything on its snag list is open.

See how we run a compressed programme in our training facility case study: 4,713 sq ft from empty shell to handover in five months, with fit-out, MEP, fire safety and IT under one contract.

Questions

Frequently asked questions

Can you renovate our office without closing it?+

Yes. We renovate in zones, run noisy and dusty work out of hours, and hand each zone back before the next one starts.

How long does an office renovation take?+

Weeks for a refresh of finishes, longer when walls move and the AC changes, and longer again when work is limited to evenings and weekends. You get a dated programme with the quote.

Do we need approval to renovate our office in Dubai?+

Usually yes: the building management approves the works, Civil Defence approves fire system changes, and free zones have their own fit-out approval. We handle the submissions.

What is the difference between office renovation and office fit-out?+

A renovation changes the office you are already in, usually while you keep working. A fit-out builds out a new space you are moving into.

What do you need from us to quote?+

Photos of the office, a floor plan if you have one, what is not working today, and the date you want it finished. Then a site visit.
