How much does villa renovation cost in Dubai? Published ranges, sources, and what moves the number

Villa renovation cost in Dubai runs from the low hundreds of thousands of dirhams for a cosmetic refresh to well over a million for a full strip-out with new MEP and high-end finishes, and the published guides disagree with each other by a wide margin. How much does a villa renovation cost in Dubai?

Two of the most-cited Dubai guides put a full villa renovation between roughly AED 150,000 and AED 500,000 for basic to luxury finishes, or between AED 150,000 and AED 3.5 million once structural and ultra-luxury work is included. The spread is that wide because “villa renovation” covers everything from repainting and new tiles to rebuilding the MEP and moving walls.

First Unicorn Interiors’ cost guide, updated 28 June 2026, says a full villa renovation “typically starts from AED 150,000 for basic upgrades, ranging up to AED 500,000+ for luxury finishes”. Bestimate’s guide, dated June 2026, gives AED 150,000 to 300,000 for a light cosmetic refresh, AED 250,000 to 850,000 for a standard full renovation of a 3 to 5 bedroom villa, AED 800,000 to 1,500,000+ for high-end work, and AED 1,500,000 to 3,500,000+ for ultra-luxury, structural or turnkey projects. Neither guide is ours and both are contractors’ marketing; treat them as the market’s opening position, not a quote.

What does villa renovation cost per square foot in Dubai?

Published per-square-foot figures for Dubai villas run from about AED 250 for basic finishes to AED 800 and above for luxury, according to the same two guides. Per-square-foot numbers are useful for a first budget and useless for a contract, because they hide which trades are included.

How much should you budget for a 4-bedroom villa renovation?

For a typical 4-bedroom villa in a community like The Springs, Arabian Ranches or Mirdif, the published ranges above put a mid-range full renovation somewhere in the middle hundreds of thousands of dirhams, and a cosmetic refresh well below that. The honest answer is that the budget is set by the scope list, not by the bedroom count, which is why we quote after a site visit and not from a floor plan.

Write the scope as a list of rooms and what changes in each, decide the material grade for the three expensive items (kitchen joinery, bathroom sanitaryware and tiles, AC units), and the budget follows. Change any one of those three and the total moves by more than every other line combined.

What is the most expensive part of a villa to renovate?

Kitchens, bathrooms and the MEP plant. They combine the most expensive fixtures with the trades that are hardest to get right, and the published guides price them separately: First Unicorn lists kitchens “from AED 45K” and bathrooms “from AED 25K” at the bottom of their ranges. Flooring and painting cover more area but cost less per square foot.

How much does a kitchen renovation cost in Dubai?

How much do permits and approvals add?

First Unicorn’s guide says permit fees “typically range from AED 2,000 to AED 10,000” with processing of “2-4 weeks”, and gated communities add a developer NOC on top. How long does a villa renovation take, and does speed cost more?

The published guides put a full villa renovation at roughly 8 to 16 weeks depending on approvals and complexity (First Unicorn, Jun 2026); a cosmetic refresh is weeks and a structural rebuild is longer. Speed costs more because a compressed programme needs more trades on site at once, and a contractor who promises a date without saying that is planning to miss it.

Why do quotes for the same villa differ so much?

Because most quotes do not say which material grade they are pricing, and the difference between a quote that names “porcelain tiles” and one that names the brand, range and thickness can be the whole gap between two contractors. The second most common reason is exclusions: one quote includes AC replacement and approvals, the other leaves them to appear later as variations.
