Office fit-out in Bur Dubai: on site from setting out to ceiling services
An office fit-out on an open floor in Bur Dubai, filmed on site in October 2026 while the work was in progress. The four clips below show the stages that decide how an office works once it is finished: setting out, partition framing, ceiling services around the sprinklers and AC, and electrical first fix.
An open office floor in Bur Dubai, in five stages
Metal stud partitions, ceiling services, electrical first fix and boarding on an open office floor in Bur Dubai. This page follows the job on site and will be updated when the office is handed over.
The space
An open office floor with full height windows on two sides. Above it, the services were already in place or going in: sprinkler pipework, ductwork and AC units under the slab. The job is to divide the floor into rooms and close the ceiling without fighting those services.
Stage 1: setting out
Before a single stud goes up, the floor track is set out and measured against the drawings. Mistakes here show up later as rooms that are a few centimetres short or doors that do not line up.
Stage 2: partition framing
Metal studs are fixed into the tracks to form the walls. Framing comes before boarding so the electrical and data runs can go inside the walls.
Stage 3: ceiling services
Ceiling hangers are fixed into the slab around the sprinkler pipes and AC equipment. The ceiling grid has to clear every pipe and unit, and leave access to what will need maintenance later.
Stage 4: electrical first fix
Cables run through the partitions and the ceiling void before anything is closed. Once the boards and ceiling tiles go on, changing a socket or a light position costs far more.
Stage 5: boarding the walls
With the cables in, gypsum boards are screwed to the metal studs. Boarding one side first keeps the inside of the wall reachable until the runs are checked, then the second side closes it.
What comes next
After boarding come the ceiling, second fix, flooring and finishes. Our office fit-out page sets out the full scope, and our guide on how long an office fit-out takes in Dubai explains the programme. If you are comparing contractors, see office renovation companies in Dubai compared.
The client and the building are not named. This page will be updated with the finished office.
Frequently asked questions
What does an office fit-out include?+
Setting out, partitions, ceilings, MEP (electrical, plumbing and air conditioning), flooring and finishes. This Bur Dubai job shows the partition, ceiling services and electrical stages on site.
Why is electrical first fix done before the ceiling closes?+
Because cables run inside the partitions and the ceiling void. Moving a socket or a light after boarding means opening finished work.

Yes. This office is in Bur Dubai, and we work across Dubai from our office in Al Garhoud.
