Building renovation in Dubai for landlords and owners’ associations

Widget Tech renovates buildings in Dubai for landlords, owners’ associations and building managers: common areas, façades, MEP plant and unit refurbishment under one contract, phased so the building stays occupied. One contact, a dated programme, and a snag list that goes to zero.

What does building renovation include?

Whatever has aged past the point of patching: lobbies and corridors, staircases, external façade and waterproofing, the central AC plant and pumps, distribution boards, water tanks and drainage, and the units themselves between tenancies. We scope it with you after a survey, then quote it by trade so you can phase what you cannot fund at once.

AreaTypical works
Common areasLobby and corridor finishes, lighting, ceilings, signage-ready surfaces, access control conduits
ExternalFaçade repair and repaint, waterproofing of roofs and podiums, external drainage
MEP plantChiller or AC plant replacement, pumps, water tanks, distribution boards, emergency lighting
UnitsRefurbishment between tenancies: kitchens, bathrooms, flooring, paint, AC units
ComplianceFire detection and suppression upgrades coordinated with Civil Defence

Can you renovate a building while it is occupied?

Yes, and most are. Work is phased by floor or by system, noisy work is timed, and residents are told what happens when. It takes longer than an empty building and the programme shows that honestly. If only the lobby, lift lobbies and corridors need work, see our common area renovation page.

What affects the cost of building renovation in Dubai?

Building renovation in Dubai is priced per building after a survey, because two buildings of the same size rarely need the same work. Here is what changes the cost:

Building age and conditionOlder buildings more often need MEP plant and waterproofing replaced rather than repaired.
AC plantReplacing a chiller or VRF system is often the largest single line in the budget.
Facade and waterproofingA repaint costs far less than full facade repair and new sealants; water ingress left alone drives interior costs.
Common area scopeA refresh of lobbies and corridors costs less than new finishes, ceilings and lighting throughout.
Unit refurbishmentKitchens, bathrooms, flooring and paint, priced per unit type, and easy to phase.
Occupancy during workPhasing around residents and out of hours work costs more than renovating an empty building.

We do not publish a flat rate. We survey first and quote by phase, so an owners’ association can approve and fund one phase at a time.

What approvals are needed?

Façade, structural and fire-system works usually need authority approvals; internal refurbishment often needs fewer. We tell you which apply after the survey and we handle the submissions.

Do you maintain the building afterwards?

Yes. An annual maintenance contract for the plant and common areas, with the same contact who ran the renovation. Our residential tower case study shows a 10+ floor building renovated and then maintained for a year under an AMC.
