What does an office fit-out include?
Everything between the bare floor plate and staff at their desks: the layout built in partitions and glazing, the ceilings and lighting, the AC balanced to the new rooms, power and data to every workstation, the pantry and washrooms, the reception and meeting-room joinery, and the finishes. Under one contract, one company owns the whole list.

How long does an office fit-out take in Dubai?
A refresh of an existing office takes weeks; a full fit-out from shell and core with new MEP takes months. The programme depends on the size, on whether the office stays occupied, and on approvals from the building and Civil Defence.
You get a dated programme with the quote. If you need to move in by a fixed date, say so at the site visit; a compressed programme is possible, it needs more trades on site at once, and we price that honestly rather than promise a date we cannot hold.
How much does an office fit-out cost in Dubai?
The price depends on the floor area, the amount of new partitioning and joinery, the condition of the existing AC and electrical, the grade of finishes, and the timeline. We quote after a site visit, in writing, itemised by trade, with material grades named, so you can compare it line by line.
What approvals does an office fit-out need?
Usually a fit-out NOC from the building management, and Civil Defence approval where fire detection or suppression changes. Free zones add their own authority. We tell you which apply to your scope at the site visit and we handle the submissions.
Can you renovate an office while we keep working in it?
Yes, in phases, with noisy and dusty work out of hours. It costs more and takes longer than an empty floor, and the quote says by how much. Many clients move one department at a time; we plan the sequence with you.
Why one contractor for the whole office?
Because an office fit-out is mostly coordination. The partition line decides where the AC diffusers go, which decides where the lighting goes, which decides where the data drops go. With one contract, one company holds all of it. One contract and one contact for the whole job, from the first site visit to handover.

Do you do office renovation as well as new fit-out?+
Yes. Renovation of an occupied office is most of our office work: new layout, ceilings, flooring, AC and finishes without starting from shell.
Do you provide office furniture?+
We prepare the space for it and coordinate delivery and installation with your supplier; joinery such as reception desks and storage walls we build.
What do you need from us to quote?+
A floor plan if you have one, a rough headcount and room list, photos, and the date you need to be in. Then a site visit.
Do you offer maintenance after handover?+
Yes. If you own or manage the whole building, yes: a building maintenance contract covering AC, electrical, plumbing and civil repairs. A single office unit is covered by the written warranty on the fit-out.
