AMC stands for annual maintenance contract: a yearly agreement in which one company services a property’s air conditioning, electrical and plumbing on a schedule and answers call-outs in between, for a fixed annual fee. In Dubai it is mostly bought for villas and apartments because of how hard the AC works from May to October. This guide explains what an AMC normally covers, what it leaves out, what the published Dubai price ranges are, and when paying per call works out cheaper.
What does AMC mean?
In property and facilities maintenance, AMC means annual maintenance contract. The same letters are used in finance for an asset management company and in cinema for a US chain, so if you were looking for either of those, this is not your page.
An AMC is different from a warranty. A warranty covers defects in something new for a set period. An AMC is a service you pay for every year: planned visits to keep equipment working, plus a number you call when something fails.
What does an annual maintenance contract cover in Dubai?
A typical Dubai AMC covers three systems: air conditioning, plumbing and electrical, with some light handyman work on top. The core is scheduled preventive visits; the second half is reactive call-outs for covered faults.

What is usually not covered by an AMC?
Parts, major components and anything behind a wall. The published guides agree on the usual exclusions:
- AC: compressor and fan-motor replacement, and duct cleaning, which Bestimate says is “almost never” included. Refrigerant top-ups are partly covered in comprehensive plans and excluded in basic ones.
- Plumbing: hidden pipe replacement, waterproofing failures, pumps and water tanks.
- Electrical: rewiring, smart-home systems, alarms and intercoms.
- Parts: usually charged separately, sometimes at a 10 to 20% discount.
The line that matters most is parts. Before you sign, ask whether parts are fully included, discounted, capped per item, limited to consumables, or excluded, and get the answer in the contract.
How many AC service visits should an AMC include?
Two to four scheduled AC visits a year is the advertised norm in Dubai, with the main service before May so the units are clean before the summer peak (Bestimate, August 2026). A villa with ducted units and heavy use sits at the top of that range; a small apartment with two split units can manage with two.
More visits are not automatically better. What matters is what each visit includes. A visit that only washes filters is worth far less than one that also flushes the drain line and checks the gas and the thermostat. Ask for the visit checklist in writing.
How much does an AMC cost in Dubai?
Published 2026 ranges run from about AED 1,200 a year for a small apartment to AED 7,000 and above for a large villa, depending on the number of AC units, the visit frequency and what is included.

Two contracts at the same price can cover very different things. Compare the visit schedule, the parts policy and the written response time before you compare the totals.
AMC or pay-per-call: which is cheaper?
For a villa with several AC units, an AMC is usually cheaper over a year. For a newer, small apartment with few problems, paying per call can cost less. A single split-unit service booked on its own is published at about AED 150 to 350 per unit (Bestimate, August 2026), so a villa with six units serviced three times a year quickly passes the price of a contract.
The other difference is response. On pay-per-call you join the queue in July with everyone else whose AC has stopped. Under a contract, the response time is written down. That is the part worth paying for in a Dubai summer.
Does a villa or building need a fire safety AMC?
Buildings in Dubai need their fire detection and suppression systems maintained by a Dubai Civil Defence approved company, which in practice means a separate fire safety AMC. Villa owners are required to install fire detection devices and subscribe to the Civil Defence monitoring system under a UAE Cabinet resolution (summary by Geem).
A general AMC for AC, electrical and plumbing does not replace the fire safety contract. If you own or manage a building, check that both are in place.
What should an AMC contract say in writing?
Six things, and if any of them is missing, ask for it before you sign:
- The visit schedule: how many visits, which months, and the checklist for each.
- Response times: for emergencies (no cooling, active leaks) and for routine faults, stated in hours.
- The parts policy: included, discounted, capped or excluded.
- Exclusions: listed, so there is no argument later about what counts as a covered fault.
- Visit reports: a written record of what was checked and what was found at every visit.
- One contact: a named person or number that answers, rather than a general call centre.
