What does a restaurant renovation include?

Restaurant renovation or restaurant fit-out: which do you need?

If you are staying in your unit and changing it, you need a renovation. If you are opening in a new unit, including a unit a previous tenant has left, you need a fit-out.

How do you renovate a restaurant without closing it?

By splitting the work into phases and agreeing the order with you before anything starts. A typical sequence:

1. Survey in and out of serviceWe see the restaurant trading and after closing, so the plan respects your busiest hours, deliveries and routes.
2. Agree the phasesWhich seating area closes first, how many covers you keep, and the date each area comes back.
3. Seal the work areaFloor to ceiling screens, a separate route for materials and waste, and no dusty work near food preparation during service.
4. Noisy work overnightDemolition, drilling and cutting run overnight or before opening, within the mall or building rules.
5. The kitchen windowKitchen work that cannot be phased is grouped into one planned shutdown, prepared in advance so it is as short as possible.
6. Clean, snag, reopenEach area is cleaned and snagged before guests return, then the next phase starts.

Phased work takes longer than renovating a closed restaurant. The programme shows how much longer, so the dates you plan around are the real ones.

Have you renovated a restaurant in Dubai while it stayed open?

Yes. A recent job was a restaurant in Jumeirah with 50 to 100 seats that kept trading for the whole job. The noisy and dusty work was done at night after closing, so the restaurant kept serving guests during opening hours. Kitchen works, MEP and air conditioning, and flooring and finishes were handed over in 2 to 4 weeks.

What cannot be done while the restaurant trades?

Some kitchen work has to happen with the kitchen closed. Any contractor who promises no downtime before seeing your kitchen is guessing.

Kitchen layout changesMoving the cooking line or washing area. The new layout also goes to Dubai Municipality food safety for assessment before work starts.
Drainage and grease trapNew floor drains, falls or a larger grease trap mean breaking the kitchen floor.
ExtractionReplacing the hood or rerouting the duct takes the cooking line out of use.
GasChanges to an LPG installation are done with the supply isolated and need their own Civil Defence approval.
Fire suppressionMoving or replacing the system over the cooking line, then testing it before cooking restarts.

Front of house, washrooms, lighting and most finishes can usually be phased around service.

What affects the cost of a restaurant renovation in Dubai?

Kitchen scopeA dining room refresh costs far less than one that includes extraction, drainage or a new kitchen layout.
Phasing and night workKeeping the restaurant trading means more phases and more night shifts than renovating it closed.
FinishesCustom joinery, imported tiles and feature lighting against standard finishes.
Mall or building rulesPermitted working hours, inspections and the landlord’s required contractors for fire systems.

As a published benchmark, one Dubai fit-out contractor lists restaurant renovation at AED 140 to 600 per sq ft (Designsmith, checked 10 October 2026). We quote your restaurant after a site visit, itemised by trade and by phase, so you can see what each phase costs.

What approvals does a restaurant renovation need?

Most renovations need the landlord’s or mall’s approval for the works. Changes to fire suppression, detection or escape routes need Dubai Civil Defence approval, and a change to the kitchen layout goes to Dubai Municipality food safety for assessment. A refresh of the dining room alone usually needs the least. We tell you which apply at the site visit and handle the submissions. Our guide to restaurant fit-out approvals in Dubai sets each one out with published times and fees.

Why one contractor for a restaurant renovation?

In a trading restaurant, a gap between trades costs you covers. With one contract, one company owns the phase plan, the night shifts, the kitchen shutdown and the snag list, and you deal with one person who answers on WhatsApp. We use the materials agreed with you, with no substitutions, and an area does not reopen while anything on its snag list is open.

Questions

Frequently asked questions

Can you renovate our restaurant without closing it?+

Usually yes. Front of house is renovated in phases with noisy work overnight or before opening. Kitchen work such as new drainage, extraction or a layout change usually needs a short planned shutdown, which we schedule around your quietest days.

How long does a restaurant renovation take?+

Weeks for a dining room refresh, longer when the kitchen changes, and longer again when work is limited to nights so you can keep trading. You get a dated, phased programme with the quote.

Do we need approvals to renovate a restaurant in Dubai?+

Usually the landlord or mall approves the works. Civil Defence approves fire system changes, and a new kitchen layout goes to Dubai Municipality food safety. We handle the submissions.

What is the difference between restaurant renovation and restaurant fit-out?+

A renovation renews the restaurant you are already running, usually while you keep trading. A fit-out builds out a new or vacated unit before opening.

What do you need from us to quote?+

Photos of the restaurant, what you want to change, your trading hours and any date you need it done by. Then a site visit.
