How do you price a renovation or fit-out?+
After a site visit, in writing, itemised by trade, with material grades named. The price depends on the size of the property, the scope, the material quality and the timeline.
Do you give fixed quotes?+
Yes. What is included, what is excluded and what additions would cost are in the quote before work starts.
Why don’t you give a price per square foot over the phone?+
Because it would be a guess, and the difference gets recovered later as variations. A site visit takes an hour and the quote that follows is one you can hold us to.
What happens if a cheaper material turns up on site?+
It does not. The material list with brands or grades is written into the contract and we install what it says.
Do you handle approvals?+
We tell you at the site visit which approvals your scope needs (building management, Civil Defence, authority permits) and we handle the submissions as part of the contract.
How long does a project take?+
A cosmetic refresh takes weeks; a full strip-out with MEP replacement takes months. You get a dated programme with the quote and updates at each milestone.
Can I stay in the villa, or keep the office open, during the work?+
Often yes, in phases. It adds time and cost, and the quote says by how much.
What does handover mean to you?+
A snag list at zero. Not ‘finished except for the mirror and one AC unit’.
Do you offer maintenance after handover?+
For whole buildings and villa communities, yes: a maintenance contract covering AC, electrical, plumbing and civil repairs, with the same contact you had during the works. We do not take maintenance contracts for single villas or apartments.
Do you provide a warranty?+
Yes, on the work delivered, in writing, with the AMC written so the two do not overlap or leave a gap.
