What does a full villa renovation in Dubai include?
A full villa renovation covers structural and civil changes, the MEP systems behind the walls, and every visible finish, from flooring to paint. Under one contract, one company plans and delivers all three so they arrive in the right order.
In practice that means demolition and any wall changes first, then MEP (new AC ducting or units, rewiring, plumbing runs, drainage), then finishing: tiling, joinery, kitchens, bathrooms, ceilings, painting and external works. If you only want part of that scope, the order still matters. A kitchen fitted before the plumbing is moved gets ripped out again.

How much does villa renovation cost in Dubai?
There is no fixed price for villa renovation in Dubai, because four things move the number: the size of the villa, the scope (cosmetic refresh or full strip-out), the quality of materials you choose, and how fast you need it done. We give a written fixed quote after a site visit, itemised by trade, so you can see what each part costs and remove what you don’t need.
Anyone who quotes a per-square-foot price before seeing the villa is guessing, and the difference gets recovered later as “variations”. Bring us the villa and a list of what you want changed. Why one contractor instead of a designer, an MEP sub and a finisher?
Because the villa owner should not be the project manager. With separate contractors, every handover between trades is a point where something is late, wrong, or nobody’s fault. With one contract, one company owns the whole sequence and the whole result.
Design-led studios are good at drawings and weak at drainage, and a finishing contractor will fit a perfect kitchen over a pipe that should have been moved. Two things are written down before work starts: the material list with brands or grades, and the scope with a completion definition. The material list is what stops the most common trick in Dubai renovation, where a quote names one grade and a cheaper one arrives on site. The completion definition is what stops the second most common one, where a contractor is “finished” while a bathroom still has no mirror and the AC in one room does not switch on. We do not call a villa done until the snag list is empty.
How long does a villa renovation take?
A cosmetic refresh of a Dubai villa takes weeks; a full strip-out and rebuild of MEP and finishes takes months. The exact programme depends on the scope, on material lead times, and on whether the villa is occupied during the work.
We give a dated programme with the quote and update it at each milestone. When we say “on time”, we mean the date on that programme. Do you need a permit to renovate a villa in Dubai?
Some villa modifications in Dubai fall under a decoration permit, and Dubai Municipality’s own building permit FAQ points to Circular No. 231 of 2018 for what counts as self-licensed decoration. Structural changes, layout changes and anything affecting the building’s services usually need more than that, and gated communities add their own developer NOC on top.
We tell you at the site visit which approvals your scope will need, and we handle the submissions as part of the contract. You don’t touch the paperwork.
Which parts of a villa cost the most to renovate?
Kitchens, bathrooms and the MEP plant are where the money goes, because they combine expensive fixtures with the trades that are hardest to get right. Flooring and painting cover more area but cost less per square foot.

How do you choose a villa renovation company in Dubai?

For a cosmetic refresh, usually yes, room by room. For a full strip-out with MEP replacement, we advise moving out, because water and power will be off for stretches of the programme.
